We have compiled a “short-list” of all land titles KNOWN to be spurious in the Philippines, against which property holders can check their existing titles. Please note that many of the titles listed below are “mother” titles from which many Transfer Certificates of Title (TCTs) have arisen.
LRC/LRA reports it has “no record” of the following titles:
160-175, 187, 209-300, 333-400, 404-407, 409, 515, 543, 555, 600-700, 730, 735, 777-809, 901-1002, 2573, 4080-4090, 4136, 6563, 8457
The Supreme Court has already ruled on the invalidity of the following titles:
333, 543, 779 and an en banc decision regarding 4136
For practical purposes, if a title does not stem from OCT 01-4 or either of its two known valid derivative titles, TCT-408 and TCT-498--which are known to be valid even though LRC/LRA reports “no record” even for these “grandfather” titles--it is probably spurious.
